Most of the parties participating are very familiar. The most recognizable entity in the exchange is the real estate agent. Then, the mortgage company provides the financial capital required to finance the exchange. The title company ensures that all aspects of the transaction are completed and that the title is clear to pass from the seller to the purchaser. So, what party makes sure the value of the real estate is in line with the amount being paid? This is where the appraiser comes in. Appraisals start with the home inspectionTo ascertain an accurate status of the property, it's our responsibility to first complete a thorough inspection. By assigning a dollar value to certain items such as fireplaces, room layout, appliance upgrades, extra bathrooms or bedrooms, or quality of construction, we adjust the comparable properties so that they more accurately match the features of subject.

Note: While the appraised value is probably the strongest indication of what a house is worth, it may not be the price at which the property closes. Prices can always be driven up or down by extenuating circumstances like the motivation or urgency of a seller or 'bidding wars'.
